Worcestershire's new build estates have been multiplying for a decade – Warndon Villages, Brockhill, Tolladine expansions and the new build pockets through Pershore Riverside, Witton Yew Tree Hill in Droitwich, the Pickersleigh extensions in Malvern. They all share the same approach to driveways: the developer fits a budget specification chosen to meet the planning condition at the lowest possible cost. That usually means one of:
• Basic grey block paving (trade-grade)
• Thin tarmac with a concrete edge (trade-grade)
• A simple gravel hardstanding (cheapest)
The result: every house on the estate has effectively the same driveway, and many are showing wear within 3 to 5 years.
The popular new build upgrades
Three upgrade paths dominate on Worcestershire new builds:
• Resin bound – premium permeable – the most popular upgrade by some margin. Seamless modern look, no joints to weed, permeable, dramatic uplift in kerb appeal. Sometimes we can lay it over existing tarmac (resin overlay) which reduces scope.
• Premium block paving – premium kerb appeal – replacing the developer's basic grey block with premium ranges, larger format pavers, charcoal/cream/multi tones, soldier course borders. Same material category, completely different result.
• Pattern imprinted concrete – long-life specialist – durable, decorative, lots of pattern options including cobble, stone-effect and brick patterns. 30+ year lifespan.
Can I overlay or do I need full replacement?
• Existing tarmac, sound condition – usually yes, resin overlay is possible. Avoiding the excavation step meaningfully reduces scope on a typical drive.
• Existing block paving – no, the joints will move and crack any overlay. Full removal and re-installation is required.
• Existing gravel – no, but the hardcore base often remains usable, reducing the new drive cost.
We assess this at the site visit and quote both options where applicable.
Timing – before or after road adoption?
For the driveway itself, you can upgrade any time after completion – the drive is on your property. For any dropped kerb work (where your existing kerb is inadequate or you want a wider/twin access), we need the development road to be formally adopted by Worcestershire County Council first. Most estates are adopted 12 to 24 months after first occupation.
Matching estate aesthetic vs personalising
Some owners want their drive to blend with the estate; others want it to stand out. Both are valid:
• Blend – matching the developer's block paving range but in a slightly larger format or different border colour. Subtle uplift, sympathetic to the rest of the street.
• Stand out – resin bound or pattern imprinted concrete – visually distinct from neighbouring block paving but still smart. The single biggest kerb appeal lift available.
• Mixed – keep the developer block paving as the central drive area, add a resin or natural stone border to give it more presence.

Often yes – developer drives are the cheapest spec that passes. Resin or premium block paving materially lifts kerb appeal and resale value.
